TRG founder Gavin Rubinstein describes the level 83 King Penthouse as “unlike anything the Sydney market has ever seen” and has planned an appropriately extravagant New York-style launch party to match.
“It’s next level, brand new, 245m high in the sky, level 83 of the Greenland building with 360-degree views,” says Rubinstein.
“There is no level four, which is bad feng shui, so this is a good luck building.”
“And the finish is the absolute best that money can buy!”
He says it’s only fitting that two-storey residence — with five bedrooms, five bathrooms, six car spaces, an incredible 674sqm of indoor and outdoor space atop Greenland Centre at 115 Bathurst St in the CBD — is introduced to the market in unique fashion.
Rubinstein and his co-agent Chrissie Ren have the exclusive listing with a $30m price guide.

He’s planned an invitation-only New York-style event, with 30 buyers agents and a charity auction, run by auctioneer Damien Cooley, where prizes include a two-night stay at Rae’s penthouse in Byron Bay and two-nights at celebrity accountant Anthony Bell’s GHOST waterfront mansion in Noosa with butler.
There’s also two tickets to the Monaco Grand Prix (donated by AHOY) and a dinner for a group of friends paired with wine at Catalina in Rose Bay (see other prizes below).
“All of the proceeds will go to the Sydney Children’s Hospital,” says Rubinstein.
“There’ll be catered food, alcohol, a spot of El Cielo tequila and even a live jazz band.
“And if anyone happens to fall in love and buy the property, it’s up for sale so the timing is perfect.”
Walk directly from the lounge to the terrace.
Extremely fine dining.
So who will buy it? It could be the ultimate prize for a couple downsizing from a large Sydney mansion, or potentially an international buyer.
With that in mind, recently launched luxury turn-key providers Cohen Freeman, run by top buyer’s agent Simon Cohen with leading interior designer Jack Freeman, have furnished the space to suit an international high-net worth buyer.
Says Rubinstein: “Jack has created a masterpiece — whoever buys it has the option to buy the custom-made furniture, all $2m of it.
“They can move straight in, thanks to my friends at Cohen Freeman.”

Even the kitchen has an incredible view.
You’ve gotta love all the outdoor space.
Rubinstein says he was surprised at just how special the King Penthouse is.
”When I first got the call about it, I wasn’t that excited because I thought this is just another apartment in the city,” he said.
“But from the moment I walked through the door, I had to pick my jaw up from the floor because of the layout and the view and the outdoor space …. the outdoor spa has the best view from a spa in the whole of Sydney!”
He also says at just under $70,000 per sqm for the internal space, it’s good value.

Step into the wine cellar, with room for 350 bottles.
“Some of the penthouses in the city aren’t half as good as this — I’ve told the owners [developer] Greenland that I’m expecting it to sell pretty quickly.”
Rubinstein is excited about next week’s launch party.
“It’s definitely a New York-style selling approach, which is fitting for this property because it gives you those sorts of vibes as you come through,” he says.
“This property is very unique and very special so it commands a tailor-made approach.
“I’m always open to doing things outside the box if it’s going to add value.”
Other prizes at the charity auction include: a private custom-made suit experience from PJT with Patrick Johnson and Porter Dowd for three suits; a Ferrari day drive and lunch at Jonah’s; diamon and Burmese spinel earrings by ABC Bullion; pilates duet private classes at Fluidform Bondi; a free commission for a sale by Gavin Rubinstein and a free commission purchase for a buy by Simon Cohen.
