Building a brand-new harbourfront home with the beach at your doorstep, surrounded by plenty of amenities and an easy drive to Sydney is no longer just a dream.
Waterfront living on the pristine NSW South Coast holds enduring appeal, but that also means finding the perfect piece of land for a dream home can be tricky.
However, for buyers who have been watching and waiting, The Peninsula at The Waterfront, Shell Cove, has just launched a rare release of absolute harbourfront land that is sure to capture the imaginations of those that have been looking for the perfect beachside location with a lifestyle to match.
Positioned between the white sandy shores of Shellharbour Beach and the 270-berth Shellharbour Marina, a prestige pocket of land offering a selection of harbourfront, beachfront and coastal lots.
It’s the best of both worlds, where you can live steps from the beach while still being close to the town centre and an array of harbourside dining options, delivering the ultimate coastal lifestyle.
Shell Cove offers the best of both worlds when it comes to proximity and lifestyle.
Mathew Gulliver, Development Director of Shell Cove, Frasers Property Australia said he expected demand for the lots to be high.
“These are the first harbourfront lots to be offered within The Waterfront, Shell Cove, but they’re also in one of the most sought-after pockets, between the beach and the marina,” Gulliver says.
“Nowhere else on the east coast of Australia can you build your dream home, right on the harbour in a beachfront location, with this level of amenity within walking distance of your front door.”
“It's arguably the most prestigious release of land to be offered within the project.”
The Peninsula at The Waterfront is right in the heart of the South Coast, 90km from Southern Sydney, 110km from Sydney CBD and just 22km from Wollongong.
The development is the result of a joint vision between Frasers Property Australia with the local Shellharbour City Council to offer the best in waterfront living and a new boating and lifestyle destination on the eastern seaboard of Australia, explains Gulliver.
“We've been a partnership with them from the very beginning and have jointly curated this project. It’s been 30 years in the making and today The Waterfront Shell Cove is a place locals love to call their own but also draws people from afar,” he says.
This boutique collection of harbourfront lots range in size from 450sqm to 505sqm and offer views across Shellharbour Marina from all levels of the home.
Buyers can also choose a beachfront land lot with potential ocean views from the first and loft levels, or a coastal lot, which is perfectly located only a short walk to the marina and beach.
The area is well suited to families and those looking for the quintessential waterside beach lifestyle.
Gulliver says urban design guidelines have been developed to ensure a consistently high standard of homes, but within those guidelines, buyers can work with their own architects and builders to custom design the dream home of their choice.
“We know there are prospective buyers who have been waiting for these lots to come up," he says.
"They’re as suited to families who want to give their kids the quintessential beach-side upbringing, as they are to retirees who want to live in a ready-made community, and enough space for kids and grandkids to come and stay."
As a regional and coastal destination, the South Coast is one of the places across Australia that became increasingly sought after during the pandemic and the attraction remains strong.
Angus Moore, economist at PropTrack, says this means that the picturesque stretch has seen some fast price rises.
“The growth has been much like up on the Central Coast or other parts of Australia such as the Gold and Sunshine Coasts, or the Mornington Peninsula and Geelong near Melbourne,” he says. “Buyers want that coastal life but don’t want to have to travel too far to a major city if they need to.”
Moore says prices on the South Coast have jumped as much as a third compared to before the pandemic. While they have been steadying in 2023 due to rising interest rates, they remain substantially higher.
He adds that the South Coast’s popularity has also led to tight rental markets, with extremely low vacancy rates of around 1% during the pandemic, now steadying at around 1.5%.
The region saw a boom in population in recent years.
The Peninsula at The Waterfront buyers can look forward to a location that is ready and waiting with established amenities, as well as easy access to Sydney, further south, or to nearby Wollongong, explains Gulliver.
“It's right on the coastline, so you’ve got beaches everywhere. Shell Cove Town Centre is just a walk away, there are schools nearby and it's close to the South Coast train line into the Sydney CBD. It's a great work-from-home location, or pre-retirement location, especially if you only have to commute to Sydney once or twice a week. Plus Shellharbour Airport is just 8km away with direct flights to Melbourne and Brisbane,” he says.
At the local marina, Gulliver says boating lovers can make the most of forthcoming marine services, such as storage, fuelling and workshop areas.
Walkers will love being right next to Killalea Regional Park, with walking trails and rainforest areas, while golfers can take a quick drive to the championship 18-hole Links Golf Course.
He adds that families can make the most of the harbourside promenade and boardwalks featuring a play trail, exercise equipment, open green spaces and two forthcoming adventure playgrounds.
“It’s all easy access and good for families, prams, kids on bikes, all those sorts of things. It really is a great spot, there’s nothing like it,” Gulliver says.
