This one-of-a-kind development merges supportive housing for the unhoused with recuperative care in a single building. All too often, unhoused people discharged from emergency rooms or hospital stays in Denver are not fully recuperated from illness or injury, leaving them to complete recoveries on the street. This $36.3-million facility aims to change that.
Located in Denver’s Arapahoe Square neighborhood, the project contains both 98 supportive for-rent housing units in the Legacy Lofts and a 75-bed assisted living center in the Care Center, which were completed in November 2022.
Incorporating a complex recuperative care facility and an apartment unit tower into a singular, slender architectural form proved a major challenge. With 4D building information modeling, the team analyzed, planned and resolved clashes in various scopes. Trade partners also came on to assist in design evaluation and to find ways to save money and time.
An Infinity light-gauge steel panelized wall and floor framing system led to higher quality construction by allowing tighter site setback tolerances while also helping speed the schedule.
