Just south of Sunset Boulevard in Hollywood, a pair of century-old single-family homes could make way affordable housing developments from Taylor Equities, according to applications submitted in July to the Los Angeles Department of City Planning.
The first project, slated for a parcel located at 1346 N. Fairfax Avenue, calls for the construction of a new four-story building which would feature 26 low- and moderate-income apartments. No on-site parking is planned.

The second development, which would rise a short distance to the south at 1332 N. Fairfax Avenue, is described as an identical four-story structure also featuring 26 units of low- and moderate-income housing without on-site parking.

Both projects are being entitled using density bonus incentives to permit larger structures than typically allowed by local land use rules. While both properties are placed in the R1 single-family zone, they are located within a general plan land use designation which permits the construction of apartments.
The sites are located along a stretch of Fairfax which serves as the border between Los Angeles and the City of West Hollywood, and has recently seen a handful of new residential developments. Immediately north of 1346 N. Fairfax, a small lot subdivision with eight homes was completed in 2020. To the north at Sunset Boulevard, construction is currently in progress for a mixed-use project which will feature 62 apartments and retail space, while a 53-unit apartment complex was completed one block to the south in West Hollywood city limits in 2021.
