Seeking a Sydney address near the harbour for small change? Welcome to the car-park sized 7/67 Roslyn Street, Rushcutters Bay.
In a location shared by some of the most salubrious homes in inner-city Sydney, the little studio apartment – at 2.7-metre wide – is for sale with a price guide of $225,000 to $247,000.
The cheapest apartment on the market in Sydney has windows to the next-door St Canice's Church, which was built in 1889 and provides a picturesque backdrop to the itty-bitty pad.
The single-room studio apartment has a kitchen but no bathroom. These facilities are shared among residents of the building.
The width of 2.7 metres and length of 5.7 metres is slightly larger than a typical car parking space, which is about 2.4 metres to 2.5 metres wide, and 5.4 metres long.
A studio configuration – in which the resident sleeps and lives in the one area – are common in Manhattan, where hip New Yorkers live in close quarters but swap space for chance to be right in the action, in an upmarket postcode.
Described by the listing agents as "an affordable choice in a popular location", the apartment is on the first floor of an attractive art deco building named Tahoe.

The property is 350 metres to Rushcutters Bay Park, on the water, 450 metres to the King Cross train station, and is surrounded by cafes and lifestyle precincts. The pretty Potts Point shopping village is 400 metres up to the road.
Two bathrooms serve the apartments on each level, with 23 apartments in the block, the listing, on the books of Ray White Elizabeth Bay's Nuri Shik, explains.
The median unit price in Rushcutters Bay is far beyond the price expectation of the apartment.
It sits at $690,000, according to Domain's June 2023 House Price Report. The median house price for the suburb is not available, due a low volume of sales.

In the listing photos, the apartment has been dressed with two designer Thonet dining chairs and a table, beneath a window with a sunny, north-easterly church view.
A galley-style kitchen is tucked out of the way, and the main area fits a two-seater couch and a bed, with a long, built-in, mirrored wardrobe for storage.
The classic brick building on Roslyn Street is largely comprised of studios, Domain sales history shows. The last transaction in the block was in June 2023 for a pad which fetched $255,000 and was sold by the same listing agency, Ray White Elizabeth Bay.
