After major new apartment projects have been built in Lawrenceville’s 6th and 9th wards in recent years, now a Chicago developer is working to add a major new multifamily project to the neighborhood’s 10th Ward as well.
Chicago-based Albion Residential, a firm that’s invested in Pittsburgh before, confirmed that it is in the early stages of pursing a new five-story project of 299 units along and around the corner of Butler and McCandless streets. The complex would be around a historic former fire house.
It’s a site that’s a part of Shadyside-based Schreiber Real Estate’s Lawrenceville Office Park, a repurposed industrial property largely set back off Butler Street that the firm’s leadership has long been considering adding onto with a new construction fronting onto the business district.
Andrew Yule, vice president of development for Albion Residential, explained the firm’s reason for pursuing the project in a prepared statement:
It looks to be Albion’s first direct development in Pittsburgh so far, a city in which the firm has gotten a chance to know the market through its investments here, buying such properties as the Albion at Morrow Park in Bloomfield and what it now called the Highland House Tower Apartments, a building long previously known as the Parklane.
The project is in the earliest stages as Albion prepares for various upcoming community meetings.
Larwrenceville’s ongoing wave of new development investment has been spreading beyond the 6th and 9th wards for some time but this looks to be the first ground-up apartment project in the stretch of the neighborhood.
The other major new apartment projects in the neighborhood include Indianapolis-based Milhaus’s Arsenal 201, which is finishing up on a $75 million second phase of 343 units between 39th and 40th streets along Butler in the 6th Ward.
A short walk across 40th Street in the neighborhood’s 9th Ward, Fort Willow Developers built Lawrenceville’s first major ground-up apartment project in decades when it opened the 182-unit Foundry at 41st in 2017, a property that had been marketed for sale earlier this year.
The broad outline of the new project described by Albion is for a five-story wood-frame structure that will include 220 parking stalls along with its 299 units, as well as 12,000 square feet of retail space.
In keeping with the neighborhood’s Inclusionary Zoning requirements, Albion indicated 10% of the apartments will be rented to meet standards of affordability.
Albion also pledges to restore the former fire house, a building relatively well maintained after years under the ownership of a local millwork firm, into a retail or common area space.
Albion is working with Chicago-based Hartshorne Plunkard Architecture as the architect and Civil & Environmental Consultants Inc., based on the Parkway West, as the engineering firm.
It’s a stretch of Butler Street with some new retail activity. Lolev Beer is working to establish a new craft brewery just across McCandless Street. The record store Long Play Cafe has opened nearby, Pusadee’s Garden continues to draw in new diners and coffee shop and market Caffe D’Amore continues to transition to a new larger space after more than decade in the 10th Ward.
