An acreage property near Albion Park has been bought by a Sydney buyer in just the second transaction to occur in the rural location so far in 2023.
The home at 204 Stockyard Mountain Road, Yellow Rock sold last week.
The home had a guide of $2.3 million to $2.5 million.

Selling agent, Rob Linnehan from Ray White Albion Park said he couldn’t disclose the sale price, and records don’t reveal the final result.
However, the Mercury understands it sold within that guide range.
Mr Linnehan said the property sold to a Sydney-based buyer, after plenty of interest in the “unique” listing.
According to CoreLogic, it was listed for sale in early May.
“Eighty-five per cent of it was timbered, but it did have power right to the site, which is unusual for those isolated little pockets that have building approval,” Mr Linnehan said.
Sitting on 50 acres, the property enjoys northerly views to Lake Illawarra and the Pacific Ocean. Approximately 10 acres is cleared.
The three-bedroom home features a central kitchen and adjoining dining room opening on to an expansive timber deck, partially covered for outdoor entertaining.
There are also various additional sheds and a chook house.
CoreLogic records show the property previously sold in March 2009 for $670,000.
The sellers were Judith Berry and Colin Carragher.
Ms Berry said since owning the property they had undertaken plenty of bush clearing at the property, as “when we first bought it the lantana was right up to the house”.
Ms Berry said the views were among the best in the Albion Park area, with their neighbours at the recently sold No.206 having a comparable outlook.
“It’s beautiful – I can count the ships,” she said.
Yellow Rock was once a dairy farming community and is named for the yellow sandstone cliffs of the escarpment.
The local yellow rock stone was used to construct many buildings in the township of Albion Park.
Census 2021 data shows that Yellow Rock has a population of 226 and 78 private dwellings.
Records show the only other property to sell in Yellow Rock so far in 2023 was the aforementioned neighbouring home.
Golden Ridge Winery Resort‘, located at 206 Stockyard Mountain Road, sold in April.
It initially had a listed price guide of $4.75 million to $5.2 million.
The property features 50 acres of land, with facilities to operate your own craft vineyard.
Selling agent, Paul Pace from Paul Pace Country Double Bay said at the time it was sold to a “local businessperson”.
CoreLogic records don’t provide details on the sale price.
