Sydney’s iconic Olympic Park is renowned for its premium sports and recreational facilities – no wonder it’s become a sought-after residential hotspot.
Sales at the newly completed development Sapphire, part of the final stage of Ovation Quarter, have been successfully selling with only a few two- and three-bedroom apartments remaining.
Here are some of the reasons why buyers are flocking to Sapphire, adjacent to Sydney Olympic Park.
The apartments at Sapphire are selling fast.
Peter Kerras, residential and project sales director at Colliers, says the development’s other main drawcard is excellent value for money.
“Most apartments that completed in 2023 have managed to dodge any increase in construction costs, as the cost of those building materials were locked in pre-pandemic prices,” he says.
Kerras expects to see “an exponential increase” in off-the-plan apartment prices coming into the market over the next six to 12 months and recommends that interested buyers take the opportunity to get in ahead of the curve.
“Buyers of newly completed apartments will never see good value like this again,” he says.
“Not to mention that Sapphire’s oversized two-bedroom apartments, ranging from $780,000 to $995,000, all qualify for the First Home Owner grant or you can be eligible for the Shared Equity Home Buyer Helper Scheme.”
Buyers have snapped up these apartments to enjoy a balanced lifestyle.
Jason Tan, director at AYMCI which developed Ovation Quarter, says Sapphire has welcomed a great community of buyers to date.
“At present we now have 80% sold in Sapphire mainly to owner-occupiers, and we have seen a mix of singles, downsizers, and families purchasing. Young couples starting out have been the dominant purchasers,” Tan says.
Many first-home buyers have been able to get a foot in the door thanks to the development’s affordability, coupled with applicable NSW Government support schemes.
Most of the remaining two- and three-bedroom apartments are below $1 million, which means they qualify for the NSW Shared Equity Home Buyer Helper Scheme, as well as stamp duty concessions.
“The increase in house prices is outpacing the apartment market, which means houses are becoming unaffordable for many, and this is why there is strong capital growth ahead for family-friendly apartments in good, solid neighbourhoods,” says Tan.
Contemporary interiors and quality finishes combine style and comfort.
Sydney Olympic Park is undergoing exciting changes, with its master plan for 2030 set to see it become home to 23,500 residents, along with 34,000 jobs and 5,000 students.
Buyers at Sapphire have been attracted to the area’s growing amenity, including the existing Olympic Park Station, Sydney Olympic Park Ferry Wharf, and the forthcoming Sydney Metro West Line and Parramatta Light Rail.
There are also private and public schools nearby including MLC, St Patrick’s, Newington, and Wentworth Point. For shopping, luxury goods outlet DFO is a short drive away, as are Lidcombe Shopping Centre, Costco, Rhodes Waterside Shopping, and the Flemington Markets.
“New restaurants are always popping up, and with our new upcoming development there will be a new park and school as well as more retail to enjoy,” says Tan.
“AYMCI will continue to develop in the Sydney Olympic Park region adding to the world-class facilities, and making this area the best place to live, work and play.”
The location near Sydney Olympic Park presents a range of leisure and entertainment options.
Another popular feature at Sapphire has been the surrounding 430 hectares of parklands, as well as proximity to some of Sydney’s best recreation facilities, including Sydney Olympic Park Aquatic Centre.
You can even catch a wave in Sydney’s west with URBNSURF – an authentic alternative to ocean-based surfing – expected to open in 2024.
The apartments are also moments from two of Sydney’s most popular entertainment venues – Accor Stadium and Qudos Bank Arena – which host major concerts, festivals, and sporting events.
“Buyers believe that having world-class sporting and entertainment facilities is a huge plus in Sydney Olympic Park. They can enhance their sporting abilities daily, or enjoy their favourite concerts simply by walking there,” says Tan.
Residents at Sapphire will also have exclusive access to a secluded rooftop sanctuary with plenty of barbecue and entertaining space with expansive views for their special celebrations.
They will be surrounded by a mature landscaped garden and shaded courtyards designed by Environmental Partnership.
Surrounded by lush green spaces, the Sapphire apartments feel connected on all levels.
Designed by architects KANNFINCH, the Sapphire apartments are spacious with two- and three-bedrooms remaining on offer.
Stylish features include modern Smeg appliances, stone kitchen benchtops, abundant storage, study nooks, ensuites, walk-in-robes, and spacious balconies available across different floorplans.
There are also 2.7-metre-high ceilings creating spaciousness that Tan says you normally don't see in an apartment, and earthy tones inside, which were inspired by the surrounding environment.
Sapphire Apartments has completely sold out of its one-bedroom apartments with remaining two-bedrooms selling around $780,000, and three-bedrooms starting from $955,000.
