Sydney’s iconic Olympic Park is renowned for its premium sports and recreational facilities – no wonder it’s become a sought-after residential hotspot.
Sales at the newly completed development Sapphire, part of the final stage of Ovation Quarter, have been successfully selling with only a few two- and three-bedroom apartments remaining.

Peter Kerras, residential and project sales director at Colliers, says the development’s other main drawcard is excellent value for money.
“Most apartments that completed in 2023 have managed to dodge any increase in construction costs, as the cost of those building materials were locked in pre-pandemic prices,” he says.
Kerras expects to see “an exponential increase” in off-the-plan apartment prices coming into the market over the next six to 12 months and recommends that interested buyers take the opportunity to get in ahead of the curve.
“Buyers of newly completed apartments will never see good value like this again,” he says.
“Not to mention that Sapphire’s oversized two-bedroom apartments, ranging from $780,000 to $995,000, all qualify for the First Home Owner grant or you can be eligible for the Shared Equity Home Buyer Helper Scheme.”

Jason Tan, director at AYMCI which developed Ovation Quarter, says Sapphire has welcomed a great community of buyers to date.
“At present we now have 80% sold in Sapphire mainly to owner-occupiers, and we have seen a mix of singles, downsizers, and families purchasing. Young couples starting out have been the dominant purchasers,” Tan says.
Many first-home buyers have been able to get a foot in the door thanks to the development’s affordability, coupled with applicable NSW Government support schemes.
Most of the remaining two- and three-bedroom apartments are below $1 million, which means they qualify for the NSW Shared Equity Home Buyer Helper Scheme, as well as stamp duty concessions.
“The increase in house prices is outpacing the apartment market, which means houses are becoming unaffordable for many, and this is why there is strong capital growth ahead for family-friendly apartments in good, solid neighbourhoods,” says Tan.
