A tiny terrace in a hip Sydney suburb packs a punch with its floorplan.
At just 88.5 square metres, 17 Chelmsford Street in Newtown manages to fit three bedrooms and two bathrooms into the space, along with a rear courtyard.
By comparison, the average floor area of new residential dwellings in New South Wales is 239.4 square metres, according to the Australian Bureau of Statistics. Based on the data, at least two Sydney homes could fit into the Newtown terrace.
The property sold on October 24 for $2,065,000 and is on the books of Nicholas and Jonathan Viewey of Viewey Real Estate.
The ground floor contains one bedroom, the kitchen and breakfast bar, the living zone, laundry and porch.
Two generously-sized, additional bedrooms, one of which is the master, are located on the upper floor. There is a bathroom on each level.
The kitchen and living zone leads out onto a chic courtyard with an outdoor barbecue.

Agents highlight the surprisingly spacious floorplan on the listing, describing it as a "sophisticated transformation that offers flowing interiors".
They also note the "intelligent use of light and space" and the high-quality fixtures.
Interiors take on a designer feel with oak chevron parquetry floors, custom joinery, granite benchtops in the kitchen, skylights and plush carpet in the bedrooms.

Newtown is a hip Sydney suburb, about 4km south west of the CBD. The terrace is in walking distance to cafes, restaurants, bars and boutiques.
Domain's House Price Report for the September 2023 quarter reveals the median house price for Newtown is $1,695,000. This marks an increase of 22.9 per cent over a five-year period.
