A multifamily project in Gardner that will have close to 900 apartments now is preparing for the third of four phases.
Engineering firm Payne & Brockway PA and developer Todd Bleakley have been pursuing the development since 2019. They’re now preparing for its third phase, adding 80 apartments in five buildings at the northwest corner of Moonlight Road and University Drive in an area known as the University Park multifamily hub.
The Tallgrass project is a four-phase, 43-acre master plan. The first phase, a 10-building complex with 597 units at 16491 Evergreen St., and the second phase, a seven-building complex with 184 apartments at 16498 Evergreen St., both finished construction in 2021.
A key amenity in the first two phases is a “sport court” for basketball and pickleball, according to documents filed with the city.
The third phase’s amenities include four garage structures with six stalls each, an 18-space bike rack, a recreation area and a 1,500-square-foot pool with a bathhouse. The third phase will reflect a similar a “modern farmhouse-inspired” exterior like the first two phases, according to design plans filed with the city.
Once the third phase is built, the developers will start construction on the final phase — a nine-building apartment complex and a 2,500-square-foot dog park — just west of the third phase.
In 2003, the city annexed approximately 157.5 acres for University Park, a mix of multifamily and commercial uses. Other housing projects that neighbor Tallgrass include Austin Park LLC’s 606-unit mixed residential development on 35 acres from 163rd Street to 167th Street west of University Drive. It will offer 32 three-bedroom townhomes, plus 31 three- or four-story buildings totaling 574 one- or two-bedroom apartments.
