Santa Clara’s newest towers are also its tallest. Construction has topped out for 2300 Calle De Luna, an apartment complex with two towers rising from the eight-story podium and surrounded by landscaping in the Tasman East Specific Plan. Completion of the seven hundred units, shops, and landscaped public parkland is expected as early as next year. Related Companies is the project developer.

Bohlin Cywinski Jackson is the design architect, working with the architect of record Steinberg Hart. The massive project will span 5.52 acres across most of the block. The 23-story apartment tower will be articulated with a cantilevered amenity deck to emphasize the razor-sharp edge of triangular terraces facing west. The tower will have a curtain-wall glass skin decorated with horizontal concrete fins. The podium base will complement the floor-to-ceiling windows with stone panels.
Bohlin Cywinski Jackson explains with the design narrative that the tower “folds away from the podium below, a gesture that provides occupants with dramatic views of the Santa Cruz and the Diablo Ranges beyond. The stone-clad podium offers solidity at the base of the building while adding material richness and tactility to the pedestrian experience.”

On the eastern edge of the parcel is the 20-story future home for Coterie, a new luxury senior housing brand first launched by Atria and Related in San Francisco. The modest tower provides a material contrast to its immediate glass-wrapped neighbor, clad with solid precast stone, travertine veneer, and an anodized dark bronze finish. The facade installation is currently on the 12th floor.
The development will contain over a million square feet, with 557,700 square feet of 509 rental apartments, 186,500 square feet for 191 senior housing units, 43,950 square feet of amenities, 35,150 square feet for retail, and over a quarter million square feet for parking. Of the 613 car stalls, 565 stalls will be for the apartments, and 48 stalls will be for Coterie. Additional parking will be included for 390 bicycles for apartments, retail, and a dozen for senior housing. The apartment sizes will vary, with 124 studios, 187 one-bedrooms, 154 two-bedrooms, 38 three-bedrooms, and six townhome-style units. Within Tasman East Coterie, there will be 43 life guidance bedrooms, 24 studios, 84 one-bedrooms, and 40 two-bedrooms.
With the two towers in 2300 Calle De Luna rising 238 feet and 219 feet tall, both will become the tallest structures in Santa Clara. They will overshadow the nearby 176-foot tall Levi Stadium from 2014, and the 14-story Hyatt Regency Santa Clara built in 1986.

SurfaceDesign is responsible for the landscape architecture across the parcel and amenity decks. The ground level will include a half-acre public park along Calle De Luna. For residents, a highlight may be the porte-cochère, hugged by the podium block with the looming apartment tower. The open space will be improved with trees, planters, and decorative pavers for the internal road and sidewalk. Additional amenities decks will be spread across the structure with rooftop decks on top of the podium and towers.
At full build-out, Tasman East will create as many as 4,500 residential units by multiple developers, including affordable housing, over a hundred thousand square feet of retail, a grocery store, a potential urban school, and over ten acres of public open space. One significant aspect of the Tasman East master plan is the future $8 billion construction of Related Santa Clara, a primarily-commercial master plan to redevelop a golf course and parking with design by Foster + Partners. Related Santa Clara is a joint venture with the City of Santa Clara and Related. The 240-acre site would create 9.2 million square feet of floor space at full build-out, including 5 million for offices, 1,680 apartments, a 700-room Equinox hotel, retail, entertainment, and a 30-acre city park.

Future residents will have access to public buses, light rail, and an Amtrak train station within walking distance. Train access includes Capitol Corridor, which moves from San Jose through the Great America station up the East Bay coast to Sacramento.
CB Engineers is consulting on MEP Engineering. BKF is the civil engineer. Construction got started in 2022 when the developer received $690 million. The financing came from Otera Capital, PNC Bank, and Welltower Inc. Completion is expected as early as 2024.
