A fire-ravaged duplex in southwestern Sydney is up for sale.
A fire-ravaged Sydney duplex missing part of its roof is up for sale.
The property, at 32 Groote Ave in Hinchinbrook, has hit the market in its damaged state making it too dangerous for open homes.
Agent Luke Rose, from Prudential Real Estate, said a faulty electrical appliance caused the fire which broke out on the left side of the duplex in February while its renters were away on holidays.

“The fire destroyed the left side – downstairs is completely gutted,” he said.

“It happened in the middle of the night. No one was hurt thankfully, the people living on the right side were woken by the sounds and got out safely.”
While the images of the duplex show one side gutted and the other looking relatively untouched, Mr Rose said the shared wall between the homes had sustained damage making the building unsafe.
The owner of the duplex, which is on a 825 sqm block, had been using it as an investment after buying it back in 1991. He has decided to move on since the fire.
Mr Rose said the sale would likely be based on land value, with similar sized blocks in the area selling for around $950,000.

The block is on 825 sqm in a sought-after location in Hinchinbrook.
“It’s definitely one of the more unique places I’ve sold,” he said.
“I’ve already been getting calls with people gauging how much work is needed. It’s too dangerous to run open homes but we can show people the block.”
He said the property would be ideal for another duplex and suit developers or owner-occupiers wanting to rebuild.
“Perfect for developers, this exceptional land offers ample space for a knock-down rebuild or a top-notch duplex development. A gem within the community, this property promises endless potential and fruitful rewards,” the listing states.
Mr Rose said the neighbourhood was popular with lack of stock seeing properties selling quickly.
The home is close to local primary and high schools and easily accessible to Liverpool Hospital, Green Valley Plaza and Carnes Hill Marketplace.
