A humble 1950's house in Sydney's north has shot up in price in the blink of an eye, earning $250,000 more than it sold for seven months ago.
The home at 24 Patricia Street in Marsfield transacted for $2.8 million on June 30 this year, for a vendor who paid $2.55 million in November last year, public property records show.
On the 784-square-metre block, it is a development proposition, with no interior images of the house on the listing.
The speedy property flip has reaped the seller a tidy quarter of a million bucks.
Agents from Belle Property Ryde, Alex Macri and Phillip Allison, did the deal. Macri has been contacted for comment.
The grassy, rectangular parcel has what appears to be a separate garage, behind the house.
Archived listing photos when it was on the market in November don't show the inside, so that much is a mystery.
It is unclear if any improvements have been made to the property but the listing positions it as a chance for redevelopment, dependent on council approval, providing an "easy foundation for construction", thanks to the shape of the block.

Domain does not have median house price data for Marsfield, but records show the Patricia Street home is the highest sale in the suburb this year by a margin of almost $100,000.
A Winston Street address – the second highest – sold for $2,700,888 and changed hands in January.
The area, 16km north west of Sydney's heart, has walking tracks, Macquarie University and schools, to suit family buyers. The postcode's boundary is not far from the Lane Cove River and its national park.
