An application for a new subdivision in Cantonment has been submitted to Escambia County’s Development Review Board. The new subdivision is planned to be named Turtle Creek and have more than 100 single-family lots available for residential use if its development is approved.
The developers of the project submitted the application for the development on Sept. 15 and the project’s initial application was discussed by Escambia County’s Development Review Board on Sept. 27.
The subdivision is being constructed on top of an already-developed parcel, which is about 31 acres. The project will also construct four new roads for use throughout the neighborhood and connect the subdivision with high-traffic streets like U.S. Highway 29.

Turtle Creek is planned to be a 134-lot subdivision for single-family use according to the project information form filed with Escambia County. Most of the lots will be uniform in size except for a few larger lots located in different corners of the neighborhood’s 31.45 acres.
The project’s will create four new roads within the subdivision: Ketch Creek Drive, Kingbridge Drive, Crescent Ridge Road and Brimwood Circle.
Kingbridge Drive and Brimwood Circle connect the subdivision to the main roads U.S. 29 and Pine Oak Lane respectively.
Turtle Creek will be found at 2100 Block of U.S. 29 in Cantonment once its construction has completed, according to the project information form filed with Escambia County.
The community will be zoned for Jim Allen Elementary School, Ransom Middle School and Tate High School should the Turtle Creek project be approved and finished.
Garden Street Communities Southeast LLC, a company founded in 2016 and based out of Florida, are the owner/developers of the new Turtle Creek subdivision. Garden Street Communities Southeast LLC focuses on land acquisition and development to sell finished single-family homes and townhome lots to homebuilders.
The three parcels for the Turtle Creek development were purchased for $249,000 in October 2018 by Garden Street Communities Southeast LLC.
Local engineer David Fitzpatrick and his civil engineering firm David W. Fitzpatrick P.E. P.A., which specializes in commercial site plans and subdivisions, are the listed engineers for the potential Turtle Creek development. Fitzpatrick and his firm have worked on 80 subdivisions and more than 300 site plans across Florida, Alabama and Mississippi.
