A new subdivision is proposed in the Dayton region. If approved, the development could accommodate almost 1,000 residents.
DDC Management LLC, an investment company which develops raw land into residential subdivisions, has proposed a 280 single family home development dubbed “Shaker Farms Subdivision” in the city of Franklin. Municipal documents showed engineering and architectural firm CESO Inc. is also involved in the development plan.
The 109–acre subdivision at 5764 Shaker Road is slated to include 45+ acres of open space dispersed among the development site. There is also a proposed lot in the southeast corner of the property which would connect to the subdivision’s sidewalk network.
The home site, with a 6,000-square-foot minimum per lot, is anticipated to hold a population of about 910 residents due to a population factor for single family residences at 3.25.
The total value, including development of property and home construction upon build-out of the entire project, is expected to be north of $100 million.
To move forward, the applicant and entitlement project manager for DDC Management, LLC Kirk Ridder has proposed to rezone the site from agricultural to residential with planned unit development overlay as well as approval of a preliminary development plan for the 280 properties. While the subdivision is currently located in Franklin Township, Shaker Farms Subdivision has submitted for annexation into the City of Franklin.
“The rezoning will allow for a new residential subdivision and thus increase the tax base/value of the current use of the property,” Ridder said. “(It) will provide new housing, which we believe is an essential service to any community.”
The Franklin planning commission and city council will need to review the concept and determine final approval and development plans at a later date.
