As demand for housing continues to rise and supply tightens, many Australians are seeking to escape the rental cycle and secure their first property.
Renters in higher-priced locations such as Sydney may think home ownership is out of reach, but not if you know where to look, says Australia YMCI Director Jason Tan.
“Australia is experiencing a period of low rental vacancy rates and rising rent levels… renters are looking at what they are paying and they want to get off the treadmill,” Tan says.
The developer’s Sapphire Apartments project in western Sydney is an example of how savvy buyers can enter the property market – in a well-serviced location poised for growth.
The Sapphire Apartments are selling fast, with first home buyers snapping them up.
Overlooking Sydney Olympic Park, the Ovation Quarter project’s final release – Sapphire Apartments – is completed and ready to move into.
Peter Kerras, Director of Project Marketing at Colliers International, says Sapphire has been “a real success” with first home buyers making use of various NSW government schemes to get into the market.
“We’ve sold 60 out of 88 units… we only launched in February. There’s no investors, they’re all owner-occupiers,” Kerras says.
“The First Home Buyers Scheme has been really popular on this project, as has the NSW government’s Shared Equity Home Buyer Helper Scheme… you only need a two per cent deposit and go partners with the government, so it’s an easy way to get into the market.”
High-quality finishes provide modern luxury in a popular location.
Of Sapphire’s remaining one, two and three-bedroom apartments, 85% are below $1 million.
“You can buy a one-bedroom apartment for $635,000, two bedrooms starting at $780,000 and three-bedroom at $940,000,” Tan says.
“You no longer have to fork out dead money. You can actually own a brand-new home in a hotspot area that ticks all your boxes.”
Described as a “recreational wonderland”, Sapphire is positioned in the growing suburb of Lidcombe, which benefitted from infrastructure investment before the 2000 Olympics, and only continues to evolve as a convenient lifestyle destination.
“The location of these apartments is one of a kind. You have world-class sporting and entertainment facilities practically outside your door, surrounded by some of the best parks,” Tan says.
“Convenience is also a big plus. Sapphire is in the heart of Sydney's west but you can hop on a bus, train or even a ferry… about 20 minutes to Sydney’s CBD or 15 minutes to Parramatta CBD.
Kerras says the area dipped in the post-Olympics period but has been rediscovered and revived in recent years.
“I’ve noticed the last 12 months it’s really starting to become popular again but it still represents amazing value,” he says.
Sapphire overlooks Sydney Olympic Park.
Set on Honeyeater Street, the apartments are in a quiet cul-de-sac yet close enough to access and enjoy the local facilities and natural surrounds.
At 430 hectares, the nearby Sydney Olympic Park offers one of the largest urban parks in Australia, a vibrant hub including nine entertainment and sporting venues.
Sydney Olympic Park is also a 6-Star Green Star Community, and the Sydney Olympic Park Masterplan will see further dynamic expansion in the precinct by 2030.
Two Olympic sized swimming pools and additional leisure facilities are nearby in the Sydney Olympic Park Aquatic Centre, and Lidcombe Shopping Centre is just minutes away.
Designed by architecture firm KANNFINCH, Sapphire is a high-quality residential precinct that offers a city experience without forgoing the beauty of green surrounds.
Shaded communal courtyard gardens and a rooftop sanctuary – complete with barbeque and entertaining facilities – contribute to the peaceful and friendly atmosphere.
Impressive fittings feature throughout the apartments.
The contemporary open-plan apartment designs feature generous living and entertaining areas with quality finishes, integrated appliances and a sense of spaciousness from floor-to-ceiling glass and 2.7-metre-high ceilings.
Modern and affordable, Sapphire offers relaxed family living within an apartment environment, with thoughtful details from deep baths to a pet-friendly policy.
“I want people who purchase in my developments to feel at home, not only in their dwelling but also be able to appreciate their environment and the infrastructure that promotes a happy, healthy lifestyle,” Tan says.
Sapphire’s display apartments are now open for a last chance to be part of a thriving community with a well-planned future.
