A Balmoral show home with 24 carat gold on the swimming pool floor has sold for more than $16m a week before its expressions of interest campaign closed.
Richard Simeon, of Simeon Partners, said there was considerable interest from locals, out of area buyers and international buyers for the near-new five-bedroom home in Balmoral Ave that was built as a show home in 2014 by the Dahua Group.

Mr Simeon couldn’t comment on the sales price, but the local rumour mill is saying the vendors got comfortably more than their $16m guide.
Number 15 Balmoral Ave is a particularly wide home with the living areas facing the Middle Harbour view and the floor to ceiling walls of glass bringing the outside in.

Mr Simeon added that there was a wow factor in every room with the bedrooms feeling like hotel suites with their water views and marble ensuites. Meanwhile the swimming pool has a line of gold leaf on the bottom.
“The property was appreciated by a lot of people and there are a lot of buyers in this price guide anxiously searching for property like this to come to market,” he said.
“I am dealing with a selection of buyers trying to purchase in Balmoral in the $20m to $30m range,” he added.

According to PropTrack the median house price in Mosman is $4.9m based on 164 house sales over the past 12 months and 8.5 per cent down on this time last year.
