Officials with KB Home are hoping the Conroe City Council will grant a variance for smaller lots in a new residential development near the Conroe North Houston Airport after city staff denied the request.

According to information from the developer, the subdivision will include a community playground with a covered open-air pavilion and splash pad.
In July 2022, City Engineer Chris Bogert said the council granted a variance for Section 1 of Grace Landing to feature the smaller lots after it increased the minimum lot size to 50-foot lots in May 2022.
In December 2022, council amended the ordinance to feature 45-foot lots if the depth of the lot was a minimum of 120 feet.
Bogert said the new request from KB Home is to allow the company to develop Section 2 of the subdivision with the 40 by 115-foot lots for a total of 4,600 square feet.

“Usually when people ask for a variance there is a particular or peculiar case, in this case, all they have quoted is feasibility and cost,” Bogert said. “Staff didn’t feel like that met the requirement for a variance.”
Brad Sweitzer, senior planning project manager with Houston-based EHRA Engineering, said the development was planned to feature only 40-foot and 45-foot lots.
“Allowing a reduction to the minimum lot width, depth, and lot size is necessary because the subject property was purchased with the understanding that 40’ x 115’ wide lots at 4,400 square feet would be allowed,” Sweitzer stated in a July 27 letter to the council. “Market and feasibility studies were conducted by the developer prior to purchasing the subject property which showed that 40’ and 45’ wide lots address the marketplace needs.”
The council deferred the item and will revisit the issue at a September meeting.
