Buyers who purchased apartments in a nearly completed nine-storey complex in Shenton Park are worried about the future of their investment after construction giant BGC closed the site amid concerns over structural defects.
In a statement, BGC Construction said it had temporarily suspended work at the Shenton Quarter site due to a commercial dispute with the developer Iris Residential over concerns about engineering and design of the development.
Work at Shenton Quarter has been stopped.
Earlier this year the CFMEU expressed serious concerns about the $140 million apartment complex on the corner of Seymour Avenue and Selby Street after receiving several reports of significant structural defects.
Australian Apartment Advocacy director Samantha Reece said buyers had been reaching out to the organisation for six months unsure whether they should proceed with their apartment purchase.
“This action taken by BGC indicates a total break down in communications with Iris Residential and from a consumer protection perspective, this is a complete nightmare,” she said.
“This is a prime example of why WA needs to introduce mandatory audits during construction.
“WA is the only State not to mandate audits during construction of apartments and plus anyone over four storeys has no home warranty insurance if the builder goes bust, which means the owners are forced to pay to repair the defects.”
Reece said the lack of action from the State Government left apartment buyers unprotected and warned prospective buyers that “this is not the right time to be considering purchasing apartments”.
Construction started at the site in October 2020 and was due to be completed in March 2024.
Developer Iris-PW said it was deeply disappointing that BGC has taken this action without discussion.
“Shenton Quarter is currently at 95 per cent completion, and all aspects of this project – including design, engineering and core structural integrity – have been thoroughly assessed and will be properly certified in line with our commitment to creating developments of the highest quality and integrity,” a spokesman said.
“No prior notice was given of this decision, and further information is being urgently sought from BGC.”
A BGC Construction spokesman said the decision to close the site was not taken lightly and was a result of its unwavering commitment to the safety, quality and integrity of its projects. ”
“During this temporary suspension, the workforce has been stood down,” he said.
“We understand that this decision may cause inconveniences, and we are working diligently to address the issues and expedite the resolution process.”
