Site plans for two new apartment complexes, Ascend at Pathstone and Brookchase at Pathstone, have been approved by Escambia County for Northwest Pensacola.
The land that the projects will share was formerly for single-family use, but the two developments are planned to create 418 multi-family units combined out of the parcel.
The communities will be found off of Fallchase Boulevard once construction has finished and will be near another residential project, The Porte at Pathstone. Residential development in the area of Fallchase Boulevard has been occurring often and in phases.
Development orders for both projects were approved on Sept. 20 by Escambia County’s Development Review Committee. A timeline for the construction of the developments is not available yet.
Here’s what we know about the incoming apartments.
The Ascend at Pathstone project includes 12 new three-story apartment buildings, a clubhouse with a pool and nearby parking on approximately 19 acres of land. The apartment complex will be accessible from Pathstone Boulevard and Youpon Road.

Ascend at Pathstone plans to create 503 parking spaces, including what will be available in its parking garages, for the development.
The Brookchase at Pathstone project will create 18 buildings with accompanying garages and a clubhouse on approximately 8 acres of land but will share its stormwater pond with Ascend at Pathstone.
Brookchase at Pathstone plans to create 236 parking spaces, including garages, and will be accessible from Fallchase Boulevard.
Both the residential communities will be found between Fallchase Boulevard and Youpon Road once their construction has finished. 4440 Youpon Road is the address used for the Ascend at Pathstone project with Escambia County while 4444 Youpon Road is the listed address for Brookchase at Pathstone, according to their development orders from Escambia County.
The site locations for the residential communities are around the corner from Interstate 10. Once finished, the projects will be zoned for Beulah Elementary School, Beulah Middle School and Pine Forest High School.
According to the approved site plan for both projects that were filed with Escambia County, 68V Pay Dirt LLC is the owner and developer of both the Ascend at Pathstone and the Brookchase at Pathstone subdivisions.
68V Pay Dirt LLC is a company based out of Daphne, Alabama, according to their filed project information forms for the respective developments.
Rebol-Battle & Associates, a local civil engineering firm, are the listed engineers for both projects and also prepared each site plan for review by Escambia County’s Development Review Committee.
